1.Phone calling:
During the first communication, the manager of Sales Dept will contact the client herself and get some needed information from the client such as what kind of property, location, size, what the purpose of purchasing, payment terms and so on. The manager will recommend several good properties to the client according to the mentioned requirements of the client.
2. Arrange house touring
After communicating with the client, Manager will assign one sales to set a time with the client for house touring. It is better to inform us ahead of time in order to make a good preparation by the sale.
3. House touring
Normally we will show one or two unit in each compound. It is difficult to see the unit with lease but the sales will arrange the same layout to the client for reference.
4. Focus on one unit
After finishing the house viewing, client could make a focus on one property.
5. Negotiation the payment terms
The client could make an offer to the seller. After the price bargaining, the deal could be finally fixed.
6. Drafting the contract
When the deal is fixed, the lawyer who could be assigned by both parties or agent will draft the contract.
7. Contract checking
There are several points which needs to be paid attention: Purchasing price, payment terms, default etc, in order to make the transaction safety.
8. Signing the contract
After viewing the contract, both parties could arrange time and location to sign the contract. The seller should provide the documents of the property(Such as land certificate and the copy of the purchase contract and the official receipt) and ID card. The buyer should provide the deposit and ID card.
9. Fulfilling the contract
After the contract has been signed, both parties should fulfill the contract in case of default happened.
10. Hand over the property to the purchase.
11. Obtain the Property license and the Land License.
